Garage with a boat and flake epoxy floor in Saint Cloud, FL

A town with two kinds of concrete

This town has an unusual mix of housing. Close to the lakefront and the old downtown grid, many homes date back generations: small frame and block cottages, some with carports or narrow detached garages poured long before anyone thought about vapor barriers. Farther out, large subdivisions have gone up quickly over the last twenty years, with deep two- and three-car garages on fresh slabs. Both groups call us, but for very different reasons. Owners of older homes usually want to rescue a cracked, oil-soaked floor that has seen decades of use. Owners of new homes want to protect a clean slab before it gets stained and to make a builder-grade garage feel finished.

We treat those floors differently. An older slab may need more grinding, crack repair and patching, and it often has more moisture moving through it. A new slab may still carry curing compound or have shrinkage cracks that are only starting to show. Either way, we test and inspect before recommending a system, and the estimate explains exactly what the floor needs.

Lake life is hard on garage floors

With a big lake at the edge of town and plenty of smaller ones nearby, a lot of garages hold boats, kayaks, trolling motors, coolers and tackle. Trailers drip lake water and sand. Outboards leak a little oil and fuel. Wet lines and nets sit on the floor overnight. On bare concrete, all of that leaves rings, stains and a constant gritty film. A sealed floor lets you hose things off and squeegee the water out the door. A textured flake finish also keeps your footing when the floor is wet, which matters when you are backing a boat in or carrying gear.

Golf carts are another local favorite. Many neighborhoods allow them on the streets, so carts live in the garage and roll in with wet tires several times a day. We build floors that handle that traffic without showing every tire track.

Heat, sun and the afternoon storm

Summers bring long stretches of heat and nearly daily thunderstorms. Garages warm up fast, especially those facing west, and the door stays open while people work. Sunlight across the floor will turn ordinary epoxy amber over time, so we finish with UV-stable topcoats on any floor that sees daylight. When storms blow rain under the door, a sealed floor keeps water from soaking in and leaving mildew behind. Slip-resistant additives keep the surface safe when wet.

Why store-bought kits peel

We are often called to fix floors that were rolled on from a kit. The problem is almost always the same. The slab was washed or etched rather than ground, a thin coat went down and the first hot summer lifted it under the tires. Our process is different. We grind the entire floor with diamond tooling and dust collection, which removes weak concrete and opens the surface so the primer can bond deeply. We then build the system with commercial-grade materials at real thickness. The result is a floor that holds onto the slab instead of letting go.

Our services

Moisture in sandy soil

Central Florida sits on sandy ground with a water table that can sit close to the surface, especially near the lakes and during the rainy months. Water vapor moves up through slabs and can push coatings off from below. That is why we measure moisture before every job. If readings are high, we use a moisture-tolerant primer, or we suggest a breathable option like a penetrating sealer or polished concrete.

What to expect from us

The process starts with a free visit at your home or business. We measure, check the concrete, take moisture readings and talk about how you use the space. Your written estimate lists each step, product and the expected schedule. On install day, we protect walls and doors, grind, repair, coat and clean up. Most garages take one or two days. Fast-curing systems let you walk on the floor the same evening, and you can usually park within a day or two.

Plain talk, fair pricing

We are a small local crew focused only on concrete floors. We do not push the most expensive system when a simpler one will do. If your carport just needs a sealer, we say so. If a slab has a serious structural problem, we tell you before you spend money coating it. Contact us for a free estimate.

A note on timing around the lakes

Summer afternoons here often bring storms that roll in fast across the water. We schedule garage and porch work with early starts so the critical coats go down in the calm morning hours, with the door cracked for airflow but closed before rain arrives. In the cooler months, the dry air lets coatings cure a little faster, which makes winter a great time to book. Either way, we watch the forecast with you and adjust the plan so your floor cures properly.
